Dad looked confused.

Then I said, “Good. Because I brought the graduation gift you never gave me.”

And I placed the foreclosure agreement in front of him.

Part 2

Dad stared at the document like it had crawled onto the table by itself.

Mom’s smile vanished. “What is that?”

“The agreement you signed three years ago,” I said. “When the bank was twenty-two days from taking this house.”

Caleb sat forward. “What agreement?”

Audrey answered smoothly. “Your sister paid the overdue balance, legal fees, and property taxes. In exchange, your parents agreed to repay her or transfer partial ownership if they defaulted.”

Dad’s face darkened. “That was family help.”

“No,” Audrey said. “It was a signed contract.”

Mom pressed her napkin to her lips. “We were under stress. We didn’t understand.”

“You understood enough to cash the wire,” I said.

Caleb looked from them to me. “You told me Grandpa’s investment saved the house.”

I almost laughed. “Grandpa was dead.”

Silence fell so hard the room hummed.

Dad tried to recover. “We invited you tonight because Caleb has an opportunity.”

Of course.

It was never dinner.

It was a request wearing a tablecloth and roast chicken.

Caleb lifted his chin. “I’m opening a sports training facility. Banks are being difficult. Since you have a five-million-dollar penthouse now, you can co-sign. It’ll be good for the family name.”

“The family name that didn’t fit on my graduation invitation?”

Mom snapped, “Don’t be cruel.”

I opened the next page in the folder.

It was a printed screenshot of Caleb’s post: Family showed up where it mattered.

He looked away.

Audrey placed another document beside it. “There is also the matter of your parents using Ms. Sterling’s name on a preliminary loan inquiry without authorization.”

Dad went pale.

I turned slowly toward him. “You already tried to use my credit?”

Mom whispered, “We thought you would say yes once you calmed down.”

Then my phone buzzed.

A text from my real estate agent: Someone just called the building claiming to be your father. He asked how to access your penthouse for a family viewing.

I looked up.

Dad would not meet my eyes.

“You didn’t invite me here to celebrate,” I said, my voice dead calm. “You invited me to carve up what I built because you spent years treating me like an afterthought, and now you’re angry that I’m the only one with anything to offer.”
